What does commercial cleaning usually include?

It varies. Common tasks are emptying bins, cleaning washrooms and kitchens, vacuuming and mopping, dusting and wiping surfaces. Extras such as windows, carpets and deep cleaning are often priced separately. Ask for a written scope listing every task and how often it is done.

How do cleaners price their work?

Common methods are by the hour, by the square foot, by the visit, or a fixed monthly fee, plus GST or HST. Namoye doesn't set prices. Ask what is included, how the price was worked out, and whether it changes with how often you want service.

How often should my premises be cleaned?

It depends on your business, how many people use the space and what it is used for. Offices, medical premises and food businesses need different levels. Ask the provider to suggest a schedule and explain why.

What insurance should a cleaning company have?

Commonly commercial general liability insurance, and coverage through the provincial workers' compensation board, such as WSIB in Ontario or WorkSafeBC, for its staff. Ask for proof and a current clearance certificate, and for the details of anything covering damage or theft.

How are cleaners vetted?

Ask how the company recruits and trains its staff, whether it checks their right to work in Canada, and whether it carries out police record checks where the work needs them, such as in schools or childcare. Also ask who has access to your keys, alarm codes and premises.

How do I know cleaners are paid properly?

Cleaning is a sector where underpayment and misclassification of workers has been a concern. Ask how the company makes sure staff are paid at least the provincial minimum wage and entitled to overtime and vacation pay, and whether it uses subcontractors or labelled independent contractors.

What about safety and chemicals?

Employers must follow workplace health and safety rules, including WHMIS training and safety data sheets for the products used. Ask how the company does this, and whether it can use products that suit your needs, such as fragrance-free or lower-chemical ones.

Should the company belong to an industry group?

It can be a good sign. Look for training and standards through industry bodies, and ask what that means in practice. Check any claims yourself.

How is quality checked?

Ask who supervises the cleaners, how problems are reported, how fast they are fixed, and whether there are regular inspections.

What should I look for in the contract?

The scope, price, length, how to end it and what that costs, how prices can change, and what happens if tasks are missed. Be wary of long contracts with heavy penalties for leaving, and automatic renewals you could miss.
